Introducing Call-A-KeyTM, a listing and lead generation system brought to you by Lynne Davis of Keller Williams Realty First Atlanta.
Agents, you likely know that 84% of buyers are shopping on the internet. But are you aware that a whopping 73% drive by the homes they are interested in? Yes, 73%, and usually without an agent on board.
How can you connect with these drive-bys and turn them into your buyers?Call-A-KeyTM!Designed for use in vacant new construction, corporate and REOs homes, Call-A-KeyTM is a system that gives drive-bys instant access to homes. And therefore, Call-A-KeyTM gives you an ultra-rich source of captured buyer leads.
In addition, with Call-A-KeyTM’s unique selling proposition, you can leverage builders and banks to list properties with you -- Call-A-KeyTM will help you sell their properties quicker and with less fuss.No more sign calls or showing appointments needed. In effect, their property is now an “Open House” every single day!
In MREA, Gary Keller says concentrating on Listings, Leads and Leverage - “the 3 Ls” - is essential for growing your business to the highest level. Are you ready to climb the agent mountain with Call-A-KeyTM?
Here’s how it works:
First, consult with a builder or a bank on listing their properties with you and Call-A-KeyTM.
Second, install the patented Call-A-KeyTM ten-button lock on each home’s front door, and place "Instant Access" signage in the yards.Don’t worry, installation is quick and easy.
Finally, prepare the Call-A-KeyTM call center to take calls about your listings. And you’re in business!
Each time a visitor calls into Call-A-KeyTM for access to your listing, they are verified in our identity databases before they are given the one-time-use-code to let themselves in.Then our call center stays on the line and gives the potential buyer a tour of the home, from the listing information you furnished.
After each call, you will receive a message via your e-mail or PDA/Blackberry that your property was just visited and giving you follow-up information—name of the visitor, address, cell number, and other interesting sales data you can use -- like their e-mail address, if they have a home to sell, where they work -- whatever was captured during the visit conversation. These leads are more informative than any internet leads you’ve ever seen!
Your chances of selling your listing just went up!And if you discover that the property doesn’t suit the visitor’s needs, you have the opportunity to sell them your other listings.Or maybe, snag them as YOUR buyers if they don’t already have a buyer’s agent.Or maybe, you can even list their home for sale.Maybe? — Forget Maybe!Call-A-KeyTM gives you lots of wealth-building opportunities!
Builders and banks love Call-A-KeyTM on their homes– after all, their homes stay secure yet accessible to verified buyers.Call-A-KeyTM was beta tested in four builders’ subdivisions over six months.Homes ranged from $200k townhomes to $1.5 million dollar mansions.Three of the four builders saw offers on their properties within the first 40 days of Call-A-KeyTM installation. And agents walked away with hundreds of rich leads on which to follow-up.Despite the current market conditions!
Call-A-KeyTM is set to go national this summer.Want to be one of the first to license the system in your community?Full annual licenses and trial/demo licenses are available.Want to know more? Contact Lynne for details! Lynne@Call-A-Key.com
What is Call-A-KeyTM?
Call-A-KeyTM
Entry Systems is a dynamic, new tool for real estate realtors to use in
marketing home builders’ spec homes and foreclosures (REOs) to the buying
public. CALL-A-KEYTM’s
patented system is designed to turn drive-bys into buyers. Realtors who license
CALL-A-KEYTM
will see multiple streams of income flowing from effective use of the system.
After six months of beta testing, CALL-A-KEYTM is ready for a national launch.
Who would be interested in using CALL-A-KEYTM?CALL-A-KEYTM
has a well-defined sweetspot --- new subdivision or infill construction where
there is no or little onsite agency, and REOs. Realtors who license CALL-A-KEYTM will use it to leverage
new construction listings from builders and REO listings from banks. The leads
will produce multiple streams of income.
The National Association of Realtors
(NAR) 2007 study shows that 20-25% of all homes that were sold were new
construction, and a high percentage of 2008 sales were foreclosures (REOs).
Although the construction industry is greatly reduced right now, this industry is
anticipated to recover to 2006 levels in 2010. In the meantime, REOs are at an
all-time high. Now is the time to establish a presence in both markets. Agents
need a better and/or unique strategy (USP) to break into these choice markets.
With the current downturn in construction, the market is ripe for different and
better agent representation.
How does CALL-A-KEYTM
work?CALL-A-KEYTM is designed to capture
prospective buyers who drive by new construction and REO homes. Who and how
many buyers are driving by? The NAR Profile of Buyers and Sellers 2007 says
73% or 3 out of 4 buyers drove by or viewed a home as a result of their
internet search. CALL-A-KEYTM
is the only service that meets their need for instant access to the interiors
of homes yet keeps homes as secure as possible. In addition, capturing these
drive-by leads for follow-up means more and faster sales for builders’ spec
homes or REOs, and valuable leads for agents.
Here’s how it works:When buyer prospects drive past CALL-A-KEYTM-enabled homes, signage
instructs them to call CALL-A-KEYTM
for instant access into the homes. In calling, the prospects reach CALL-A-KEYTM Call Center
representatives (reps) who verify the callers and provide lock access codes for
entry.The reps then walk prospects
through the property by phone as though they were on-site with them. Since the
code that is required to open the homes changes every minute, the homes remain
secure after showings.
This buyer-friendly approach gives
buyers the info they want in a way that preserves their buying independence.
The reps collect information about the prospects during their conversation and
enter it into the database for sales follow-up by the realtors.
Test Results
Beta-tested for over six months in the
Atlanta market with four builders, CALL-A-KEYTM has produced impressive results.
Despite the depressed market, over 170 prospects were logged into the system in
six months, an average of one per day. Three of the builders saw incremental
sales offers within the first 40 days CALL-A-KEYTM was installed. One builder received
an offer on a $1.5M home in the first two weeks!
Realtors’ pocketbooks also benefit
from these results. The three sales in the subdivisions generated $175,000 in
annualized agent commission. In addition, closed leads would generate another
estimated $86,400.All this was
accomplished with just nine CALL-A-KEYTM locks in use 1-6
months.
NATIONAL ROLL-OUT
CALL-A-KEYTM Goals
CALL-A-KEYTM’s goal is to be the
most effective lead generation, capture and management system available to
realtors. Beginning with the June 2008 beta test in Atlanta, the business has
proven itself to be an effective lead generator and sales initiator for
builders and realtors.
Market Shift
In addition, staffed models and sales
centers are more and more avoided by the buying public in their quest for
buying independence. It wasn’t too long ago that most buyers were escorted by
agents, and the first stop in new construction was always the sales center so
buyers were registered to the agent to insure the flow of future commissions.
Today’s market shift was uncovered by the most recent NAR study:
Use of internet to search for homes84%
As a result of internet search,
buyers:
Drove by or viewed a home73%
Walked through a home57%
Found the agent used to purchase home23%
With almost three out of four buyers
driving by homes, forward thinking companies are wrestling with the dilemma of
how to provide access to these drive-bys. Builders are trying a variety of
tactics to allow access to the interiors of homes. Where builders have found it
not viable to staff on-site agents, they sometimes leave their homes wide open
by day to provide access. However, this practice invites theft and damage to
the property. Other companies work on “call for appointment” basis.
Call-A-KeyTM
Can Leverage Listings for You
With CALL-A-KEYTM, licensees will seek
listings of builders’ properties, bank foreclosures, vacant corporate
properties, and possibly vacant empty resales. (CALL-A-KEYTM should never be used on
furnished resales, model homes or subdivision sales center homes.) These
listings will be major lead generators for the realtor.
CALL-A-KEYTM
is a Lead Generating Machine
As a lead generation tool, CALL-A-KEYTM will generate
substantial business/revenues and while saving valuable time for realtors.
In The Millionaire Real Estate
Agent, Gary Keller says that Leads, Listings, and Leverage will yield the
greatest return for an agent’s business. CALL-A-KEYTM-licensed realtors enjoy
a multi-pronged “3L” revenue stream from the system –
CALL-A-KEYTM
provides realtors a unique selling proposition in leveraging builder’s
listings.
CALL-A-KEYTM
provides buyer leads for the builder’s homes.
If the prospect is
not interested in the builders’ homes, realtors can increase their income
by selling them other listings outside the subdivision.
In addition, these
prospects may own homes for realtors to list and to sell.
CALL-A-KEYTM
is a Time and Money Saver
In addition, CALL-A-KEYTM saves realtors from
having to sit on-site or run across town to show a property --- this time
savings can be used to leverage more business from banks and builders. If
on-site hours are required, realtors can minimize their hours to hours/days
when prospects are most likely to visit. CALL-A-KEYTM realtors can use the
time savings to maximize their prospect revenue and to market CALL-A-KEYTM to other builders.
On-site realtors appreciate CALL-A-KEYTM since they no longer have to take
mistrustful prospects into empty homes.
CALL-A-KEYTM
Reduces Advertising Expenditures
Another benefit to Call-A-KeyTM is the agent no longer
has to spend large amounts of advertising money to drive business to their
subdivision sales center or model. Listing the homes in the local multiple
listing service and running occasional image ads are the only two supplemental
marketing strategies needed above CALL-A-KEYTM.This can save the on-site agent or builder thousands of dollars in
marketing costs.
